Who this service is for

House mould testing is designed for the three groups most affected by domestic mould: homeowners worried about a recurring patch they cannot resolve, tenants whose complaints have not yet led to action, and landlords or letting agents who need an independent assessment to discharge their duties under the Homes (Fitness for Human Habitation) Act 2018 and the Awaab's Law framework.

The same survey method serves all three. The report is written so it can be acted on directly by a builder, used in correspondence with a landlord or letting agent, and submitted as evidence in a housing complaint where necessary.

Common residential scenarios

The most frequent triggers we are called to investigate in UK homes are: persistent mould on a bedroom wall behind a wardrobe or bed, mould around window reveals after the heating season starts, a musty smell in a loft or under stairs, recurring growth in a bathroom or kitchen despite cleaning, and visible damp after a roof leak, washing machine failure or burst pipe.

Each pattern has a typical underlying cause, and the survey is structured to confirm or rule each one out rather than treating only the visible patch.

How the survey works

A typical residential visit takes one to two hours. The surveyor walks through every affected room with the occupant, recording visible growth, moisture meter readings on suspect surfaces, surface temperatures, relative humidity and dew point margins, and the ventilation provision serving each room. Where helpful, a paired indoor and outdoor air sample is taken to characterise airborne exposure.

External factors that drive residential damp — rainwater goods, flashing, ground levels, external render condition — are also recorded.

What you receive

You receive a plain-English report identifying the most likely moisture sources, any laboratory sampling results, and a prioritised list of remedial actions. Where the cause sits with the building fabric, the actions are scoped so a competent builder can quote them directly. Where the cause sits with occupant patterns — drying laundry indoors without ventilation, for example — the report says so honestly.

Limitations to be aware of

A house mould survey identifies and quantifies the problem and recommends solutions. It does not, on its own, prove medical causation for an occupant's symptoms and it is not a replacement for clinical assessment by a doctor. Where remediation is carried out, post-works clearance testing is offered separately to confirm conditions have returned to normal.

Frequently asked questions

I rent — should the landlord arrange testing?

Under the Homes (Fitness for Human Habitation) Act and Awaab's Law, landlords have clear duties to investigate damp and mould complaints. Independent testing can be commissioned by either side, and the report is normally accepted by both.

Why does mould keep coming back after I clean it?

Cleaning removes visible spores from the surface but does not address the moisture that allows them to colonise. Recurring mould almost always points to a continuing moisture source — condensation, a leak, a cold bridge or inadequate ventilation.

Is the musty smell a real warning sign?

Yes. A persistent musty odour is a recognised indicator of microbial volatile organic compounds (mVOCs) released by active fungal growth — sometimes in places that are not visible from inside the room.

Do you test bedrooms and lofts?

Yes. Bedrooms behind cold north-facing walls and poorly ventilated lofts are two of the most common locations for recurring residential mould and are routinely included in our surveys.
