Typical commercial triggers

The most common reasons for a commercial visit are: clusters of occupant complaints in one zone of a building, musty smells from supply-air diffusers, visible growth on cooling coils or in plant rooms, damp staining after roof or facade defects, post-flood reinstatement, recurring mould in social housing units, and pre-purchase or pre-letting due diligence on properties with known damp history.

Sampling and HVAC investigation

Paired indoor and outdoor airborne spore-trap samples are taken in the affected zones and in matched control areas. Surface tape lifts confirm species on any visible growth. Where the building is centrally ventilated and HVAC distribution is suspected, sampling extends into the air-handling units — supply air, return air, cooling coil surfaces and drip trays — in coordination with the FM and M&E teams.

Inspection notes the building defects, moisture readings, ventilation provision and occupant patterns that drive mould risk at the scale of a commercial building, including roof condition, façade defects, internal humidity loads and the operation regime of any MVHR or central ventilation system.

Working around occupied buildings

Sampling is scheduled to minimise disruption — typically out of hours in offices, between sessions in schools, and in coordination with infection-prevention teams in healthcare. A daytime sample is added where typical occupancy conditions matter for interpretation. All visits are pre-coordinated with FM and security; PPE, RAMS and insurance documentation are provided in advance.

Defensible reporting

Commercial reports include the sampling methodology, calibrated equipment records, laboratory analytical results, photographic evidence, interpretive narrative and a prioritised action plan separating essential, desirable and optional works. The report format is designed for use in insurance claims, dilapidations, housing tribunal cases and procurement of remediation contractors.

Can testing be done outside operating hours?

Yes. Where occupant disruption needs to be avoided, sampling is scheduled out of hours, but a daytime visit is added if needed to characterise typical occupancy conditions.
